Be sure and get a home inspection once you have an accepted offer, ask around for one that is thorough.  Also, see if you can get the seller to  buy you a years worth of home shield coverage as part of their concessions, runs about $350 but I know of 2 cases where it has paid to replace the central AC unit, plus with the age of the homes you are looking at you just never know.  If they are on septic be sure and get the septic coverage tacked on as well.  After the 1st year you should have a decent feel for your home and it is up to you if you want to renew the coverage (probably not).
