Yeah we definitely got more of a house than we were expecting too given the state of the market. It was nice being in a position to be able to buy this house and not have to sell our current house into the bad market. Buying the duplex 5 years ago was easily one of the smartest things I have ever done so far in my 32 years.

We're in Cleveland, specifically University Heights (http://en.wikipedia.org/wiki/University_Heights%2C_Ohio)

Built in 1936, the architect was George Howard Burrows (http://ech.cwru.edu/ech-cgi/article.pl?id=BGH2). One of the coolest things is that the original blueprints for the house have been handed down from owner to owner. I'm going to frame them and hang them in the room I'm using as an office (double bonus seeing as I currently have nothing else to hang on the walls in there).

Beautiful house, Delt.  How's that tree out front in terms of health?  Any time I see branches like the one on the left I worry because it's huge and under a lot of stress.... and fucking close to the house.  :ye_gods:

Also: Is Beechwood still the center of new money I recall it being? I miss Cleveland.  Cincinnati sucks.

It's so rare to me to see flooring in that good of condition. In the NW most houses have fir floors if they have wood floors, so they ding up quick and people carpet over them.

And Cincinnati has a ton of Buffalo Wild Wings which are tasty, they also have the fake English pub chain with yummy cider. (1 lb of fish is great too). And you can just drink a lot of beer at the haufbrauhouse at the levee.

Yeah and I'd trade "all that" for some waffle fries from Mr. Hero.  :drill:

Also, Hafbrauhouse has great beer.. but I'm married w/ children.  I don't go out like that anymore and soon all of you who bred will feel my pain.

Delt, my wife and I are looking for something very similar. Up to 100 years old 3+ bedrooms and 2 or more baths. The rounded arched doorways, built in cabinets etc etc. She loves bungalows and four squares while Im more of a tudor/stone victorian cottage type. Also one which has already been remodeled since I dont have the time or inclination to live in a revolving/ongoing construction site.

I love the dining room with the built in china cabinets.

Heh pretty much everyone who's seen that picture has asked about the tree. The tree is actually much further from the house than it appears in that picture. In the pic it looks like it's a few feet from the house but the trunk of the tree is probably closer to around 10' from the house itself. That large branch even if it fell would almost totally miss our house. The only concern would be the top part of that branch would hit the neighbors house (also brick) but it is much smaller at that point so it probably wouldn't do more than maybe break a window if it hit right. The tree is also in very good health so I'm not too worried about it. It would take lightning or something like that to bring it down.

Where we are is sort of the cusp of the money cities. University Heights is like the buffer zone between Cleveland Heights/Euclid and Beachwood/Shaker. Within the inner ring the progression basically goes East Cleveland (ghetto) -> Cleveland Heights/Euclid (lower mid-class) -> University Hts (mid/upper-mid class) -> Beachwood/Shaker (rich).  We actually looked at a few houses very similar to ours in Shaker and on average the same house would cost about 30% more just because of the location, we nixed that idea pretty quickly.

I would guess the floors have been refinished in the past 10 years. The nice thing about older real hard-wood floors is that they were thick enough that you can sand them down and refinish them at least 4-5 times. We refinished the floors in our last house because they were really beat up and had been carpeted. It took 3 of us almost an entire 3 day weekend but it only cost about $350 after renting/buying all the equipment from home depot and doing it ourselves. The quote we got from someone else to do it was $2400.

Our criterion were about the same as yours. My wife and I both hate (most) new construction. It's usually just so cheaply done and if its not cheaply done it's exorbitantly expensive.

One of the other cool features of the house are the windows. You can kind of see it in the shot of the kitchen nook but all the windows are leaded glass (windows match the built-in). I'd love to have new windows for energy efficiency but just couldn't bear losing the leaded glass.

The move-in ready was one of our big factors as well. We bought a fixer-up duplex last time around and we just didn't feel like going through all that trouble again. The scary thing about this house was the living room and kitchen were already even almost the same color as what we chose for our last house. Our existing furniture and kitchen linens already match the new house. We'll probably only have to paint the master bedroom which we aren't even using yet until we can get a king size bed.

You couldnt leave the leaded glass windows in place and add storm windows on the exterior for additional insulation?
